Del Sur

Ideally located in the rolling hills above Rancho Santa Fe in northernmost San Diego, Del Sur is an award-winning master-planned community with nine parks, eight solar-heated pools, 25 miles of groomed trails and top-ranking schools. Surrounded by more than 1,000 acres of preserved open space and adjacent to 2,352-acre Black Mountain Open Space Park, Del Sur’s quiet streets form the hub of one of Southern California’s most livable communities.

  • Technologically-progressive Del Sur Elementary School (K-5), which opened in 2008, is committed to educating “well-rounded, college-ready students” and “every classroom is affiliated with a university.” In 2012-2013 standardized tests, Del Sur Elementary students scored in the 92 percentile for English-Language Arts and the 95 percentile for Mathematics. In 2014, Del Sur Elementary School was awarded the National Blue Ribbon Award and California Distinguished School. The school is actively supported by the parent-founded Del Sur Educational Foundation.
  • Oak Valley Middle School (grades 6-8), located three miles east of Del Sur in 4S Ranch, has a strong partnership of students, teachers and parents. The school is committed to college readiness for all students and dedicated to providing an academically challenging curriculum within a nurturing, respectful environment.
  • Del Norte High School (grades 9-12), which opened in 2009 and was completed in 2012, is the top-ranked high school in the Poway Unified School District. It is a $105 million state-of-the-art facility, with a unique wagon-wheel hub design complete with science labs; athletic facilities that include sports stadium, pool and tennis courts; a performing arts center; five art labs and much more. Del Norte students performed well above District and State averages on the 2013-2014 California High School Exit Examination, scoring in the 87 percentile in English-Language Arts and the 89 percentile in Mathematics.
  • Design39Campus is a new K-8 school in the Poway Unified School District that opened in August 2014. The school environment, which is oriented to the individual learner, holds to a clear mission: “We are a collaborative community of learners who nurture the natural curiosity and creativity in everyone. We think deeper, dream bigger, and connect globally, with the courage and intellectual mindset necessary to change the world.” Design39Campus is a school of optional enrollment for the communities that contributed Mello Roos funding (commonly referred to as Community Facilities Districts or “CFDs”) for its construction. Selection is made through an enrollment lottery. All eligible CFD areas lie within the 92127 zip code.

Rancho Santa Fe (92067), which places third on a list of “100 highest-income places with at least 1,000 households,” had a population of 3,117 at the 2010 census. In 2011, Forbes reported Rancho Santa Fe as having the fourteenth most expensive ZIP code in the United States. There is an abundance of tradition, charm and culture in this affluent community, as well as a commitment to excellent education. Rancho Santa Fe has a rich history and an active Historical Society that profiles the region’s development and early residents, as well as providing a context for many of the architectural influences apparent in today’s home designs.

There are  over 35 distinct enclaves within Rancho Santa Fe, all desirable, each with its own amenities. Some communities are gated and, in addition, some estate properties are gated.

The Bridges, a premier gated community in Rancho Santa Fe with its own club, restaurants and golf course, has lot sizes ranging from a half acre to two acres, offering exceptional privacy, views and grand-scale living. Construction at The Bridges began in 2000 and it remains one of Rancho Santa Fe’s most desirable locations. The Robert Trent Jones II Group-designed 18-hole, par-71 golf course is characterized by sweeping bridges, waterfalls, lush landscaping and dramatic terrain.

The Groves, which takes its name from the fragrant rows of Valencia orange trees that once covered these hillsides and still grow in abundance, is a luxury estate community of 44 Spanish-Mediterranean-style homes on generously-sized one- to four-acre lots. Custom-built construction began in the 1980s and the community continues to embrace the original values of quality design, abundant open space and gorgeous landscaping.

The Farms is a prestigious gated Rancho Santa Fe community with very large estate homes located on four privately-gated cul-de-sacs adjacent to the prestigious The Farms Golf Club. Built since 1994, these properties are designed to take full advantage of fairway and ocean views.

Cielo, a 24-hour guard-gated Rancho Santa Fe community, is perched high above the San Diego coast, offering panoramas from the Coronado Islands and La Jolla to Lake Hodges and the coastal mountains, as well as the daily extravaganza of sunset over the Pacific Ocean. Fairbanks Ranch (92067), a pair of 24-hour guard-gated communities (North Gate and South Gate), is one of Rancho Santa Fe’s most established, and most prestigious, residential areas – land once part of the holdings of Douglas Fairbanks Sr. and Mary Pickford. Some 612 large estate properties, built starting in the early 1980s, are sited on 1,240 acres, with extensive park-like grounds, exquisitely maintained and complete with a sparkling lake, bird sanctuary, stream, clubhouse, five tennis courts, 9-hole putting green, 17-acre equestrian center and community library.   • Bel Étage, One of three gated communities in the rolling hills of the Santa Fe Valley, Bel Étage was built between 2000 and 2003 by the family-owned San Diego company, ColRich. The community’s 97 one- and two-story homes, prized for their convenient and scenic location, have extremely low turnover. Bel Étage is served by three schools in the Poway Unified School DistrictLos Peñasquitos ElementaryBernardo Heights Middle (a California Distinguished School) and Rancho Bernardo High School. Residents can also enjoy the nearby parks and hiking/biking trails of Black Mountain Ranch and San Dieguito River Regional Park as well as the shopping and dining at adjacent 4S Ranch.offer ample space for homes that range from 4,400 to 5,600 square feet as well as lovely grounds that may include swimming pools, cabanas and gracious patios.   • Ivy Gate is an established gated neighborhood of 66 gracious estate homes that rarely come on the market. Built in 2005 by Woodbridge Homes on lots ranging from 13,000 square feet to 40,000 square feet or more, the community is located just west of Oak Valley Middle School and is scenically sited at the foot of Black Mountain. There are four floor plans – two single-story and two two-story – each designed with materials and finishes selected for maximum luxury. Many Ivy Gate homes have swimming pools and some have views. 4S Ranch

4S Ranch, located in North County just beyond the city limits of San Diego, is a master-planned, unincorporated community comprised of single family homes, townhomes and condominiums. Construction of the 4,715 homes began in 2000 and was completed in 2013, with a variety of residential styles, including California Craftsman, Cottage, Mission and Ranch. The 2,900-acre development is served by the central 4S Commons, a 265,000-square-foot town center with retail and restaurants, and the Poway Unified School District (Stone Ranch Elementary, Monterey Ridge Elementary, the new Design 39 Campus, Oak Valley Middle School and Del Norte High School). 4s Ranch also has its own branch of the San Diego County Library. The development offers 10 miles of groomed trails for jogging or walking as well as welcoming parks, including a 25-acre community park with Little League, soccer, tennis courts and basketball courts. Some 1,600 acres of 4S Ranch have been set aside as permanent wildlife habitat.

Carmel Valley

Carmel Valley (92130) construction began in 1983, when the area was still known as “North City West.” A master-planned community, renamed in the early 1990s, Carmel Valley is served by five local parks, a number of mini-parks, a community recreation center, athletic clubs and easy access to Pacific beaches at Del Mar and Torrey Pines. There is also a well-developed trail system and ample open space areas. The development takes its name from the Carmelite Sisters of Mercy, who maintained a dairy farm and monastery in the area in the early 20th century. Early community design highlighted mesa-top construction that left canyons as undeveloped open areas. All Carmel Valley development is considered by the Carmel Valley Community Planning Board (CVCPB), an advisory group of elected volunteers. Families in the area are served by several school districts, including the Solana Beach School District, the Del Mar Union School District and the San Dieguito Union High School District.


Within Carmel Valley, Collins Ranch is a luxury gated community of 52 estate homes built along quiet tree-lined streets. Collins Ranch families enjoy the advantages of schools in the Poway Unified School District. The enclave also has a playground and community swimming pool.
